LLRA are conducting a brief online survey, to gain an understanding of the issues around planning for the future location of a shop within Long Leys in the 2021-2040 Neighbourhood Plan. Please do take the time to give us your views by completing the survey below.
Background
Development of the 2021-2040 Long Leys Neighbourhood Plan was suspended in 2020, as a result of delays to the Central Lincolnshire Local Plan (CLLP) caused by the impact of COVID-19. Work on the Long Leys Neighbourhood Plan will restart once a housing allocation figure is available from the CLLP. This is likely to be in Q3 2021.
In the meantime, LLRA are keen to understand the broad issues around planning for a shop in Long Leys. You can help by telling us whether a shop is needed now and if so, the most suitable location for it in Long Leys and the type of shop it would be. The survey is only being run online. A subsequent survey will collect views from all Long Leys residents and stakeholders.
Identifying a potential location for a shop does not guarantee one will be built. That depends on whether retailers consider it commercially viable. However, it would make it more likely, by making it easier for a retailer to gain planning permission in a selected location.
Guidelines, provided by convenience store operators, indicate that any site should have:
- A strong element of passing trade with a store visible from a main road rather than hidden in a side street
- A minimum land area of circa 2,000 m² (half an acre) with a building floor area of 400m² and car parking for a minimum of 20 cars
- A location supported by planners, landowners and the community.
